Read my new article called "Home Inspections In A Seller's Market". Many buyers but few sellers means some buyers are waiving inspections and paying much more than list price. https://elizabethtown.wini.com//home-inspections-sellers-/ #sellersmarket #homebuyer #realestate #homeinspection #winhomeinspection #homeseller

National Radon Action Month tip #24: If you’ve performed a radon test in your home, the results must be disclosed under PA Law to future potential buyers of the home on the Seller’s Disclosure Statement. We have been PA DEP licensed to perform professional radon testing since 2002. Want to learn more about our radon testing service? #DidYouKnow that the most common sources of water leaks in the home come from worn toilet flappers and drips from faucets and valves? A typical home loses 2,000 to 20,000 gallons of water to leaks in a year. This can waste $100~$200+ a year in higher water bills. Do you hear your toilet partially refill by itself sometimes? If so, it's likely a leaky flapper which is easy to repair. Check under your sinks and at the valves in your basement for drips, too. #plumbingleaks #homemaintenance #wastedwater #winhomeinspection #homeinspector

National Radon Action Month tip #27: As part of a professional radon test, the tester should have the owner/occupant complete a radon test agreement. This document confirms that the tester reviewed the PA DEP radon test protocols and these protocols will be followed. The document also declares that the radon test will be required to be voided per PA DEP protocols if the test is interfered with or if closed house conditions are not met. This document helps maintain quality control. #radon #RadonActionMonth #lungcancer #winhomeinspection #homeinspector

What's the difference b/w an appraisal and an inspection? Many home buyers and sellers don't know how they differ. Read my new article about Arc Fault Circuit Interrupters (AFCIs). These are found in newer homes (now required by code as of 2002) to help minimize the chance of electrical fires due to arcing. I just had a message from a fellow LCAR member that this article may have saved her life... always good to hear! https://elizabethtown.wini.com//arc-fault-circuit-interru/ #electricalarcing #electricalfires #winhomeinspection #homeinspector #homebuyer #homemaintenance

High radon levels are a very common occurrence in the Lancaster, York, Hershey, and Lebanon areas. Radon is the 2nd leading cause of lung cancer after smoking. Have you tested your home? Radon Awareness month #5: Radon can enter homes through uncovered sump pits or unsealed basement wall/floor cracks. As part of a proper radon remediation system, sump pits and basement wall/floor cracks should be properly sealed. #radon #radonawarenessmonth #lungcancer #winhomeinspection #homeinspector

WIN Home Inspection 07.12.2020

National Radon Action Month tip #26: Radon remediation systems must vent to the home’s exterior away from doors, windows, and any other openings/vents of the remediated home or neighboring homes. The vent must also terminate above the roof line. I’ve seen many local radon systems terminating near windows/doors or below the roof line; this indicates a non-professional installation not meeting PA Mitigation Standards. If you need a radon test performed or a radon system installed, hire only a PA DEP licensed radon tester (for a radon test) or a PA DEP licensed remediator (for a radon remediation system). #radon #RadonActionMonth #lungcancer #winhomeinspection #homeinspector

Have you bought a brand new construction home in the past year? Did you know that WIN Home Inspection offers "1 Year Home Warranty Inspections"? These are performed about a month before your builder's 1-year home warranty ends. This inspection can help you build a list of items for your builder to address before their 1-year warranty ends. National Radon Action Month tip #23: In PA, radon testing should occur in basements (in most cases), unless the basement floor is dirt and/or there is less than enough height for an average adult to stand up. These two items would constitute a basement that can’t readily be finished. If the home has no basement or the above criteria (floor and height) isn't met, then radon testing should occur in the lowest level to the ground (such as on slab or in a room above a crawl space). #RadonActionMonth #radon #lungcancer #winhomeinspection #homeinspector

National Radon Awareness Month tip #4: Radon remediation fans must be installed at the building’s exterior or in an unoccupied attic. Per the PA Radon Mitigation Standards, the fans are not permitted to be installed in basements or anywhere within or below living space. #radonawarenessmonth #radon #lungcancer #winhomeinspection #homeinspector

WIN Home Inspection 16.11.2020

National Radon Action Month tip #22: Per PA DEP protocols, radon testing should not occur if very strong winds (>30 mph) are expected during the test. If already started and strong windy weather occurs, the radon test can be extended 1 or 2 days for better accuracy. #radon #RadonActionMonth #LungCancer #winhomeinspection #homeinspector

WIN Home Inspection 11.11.2020

National Radon Awareness Month tip #3: All professional radon testers and remediators in PA must be licensed by PA DEP. Even someone hired to replace a radon mitigation fan or otherwise modify a remediation system must be PA DEP licensed. A monthly-updated list of all PA certified radon professionals is posted on PA DEP's website. #radonawarenessmonth #radon #lungcancer #winhomeinspection #homeinspector

One of the most common causes of house fires is electrical arcing. This can be from loose connections at receptacles, switches, or breakers. Or, if can be due to damaged wiring. Newer homes (post-2002) are required to have AFCI (Arc Fault Circuit Interrupters) installed to help prevent house fires related to electrical arcing. Great article from JLC concerning some of the most common code mistakes when it comes to new construction, remodeling, deck construction, etc. Keep in mind that a home inspection is not a code compliance inspection (and we are not code compliance officials), yet we use the codes as references and for guidance when inspecting homes: https://www.jlconline.com/how-to/common-code-mistakes_o #buildingcode #irc #newconstruction #deckconstruction #codeviolations #internationalresidentialcode #homebuyer #winhomeinspection #realestate #homeinspector

Instead of just testing and changing your smoke/CO batteries, check the manufacture dates on the smoke and CO detectors, too. All smoke and CO detectors manufactured after ~2000 have their manufacture dates stamped on them. Smoke and CO detectors have a design life of about 10 years.. their sensors wear out after that amount of service. A new battery in an old smoke or CO detector will still cause a beep when you press the TEST button, but you are only testing the battery, NOT the actual detector. Loud banging noises, cold and eerie atmosphere, dripping water, lights turning on and off all by themselves could they be signs of poltergeists running amok? Nah, before you chalk those up to supernatural causes, try a more responsible, albeit less thrilling, explanation: the house needs repairs. Here are some home maintenance issues that people think are ghosts and what you can do about them. #homemaintenance #happyhalloween #happyhalloWIN #homeinspection #winhomeinspection #lancasterpa #lebanonPA #yorkpa #hersheypa https://wini.com//home-maintenance-issues-people-think-a/

Fire Prevention Month tip #30: Fossil fuel (gas/LP/oil/wood) powered appliances, such as furnaces, water heaters, boilers, fireplaces, pellet stoves, etc. should be professionally cleaned/serviced annually to help prevent conditions conducive for a home fire or elevated carbon monoxide levels, plus this can help keep them running reliable at peak efficiency. #homemaintenance #homeinspector #homebuyer #winhomeinspection #hvacmaintenance #firepreventionmonth

When CSST (semi-flex gas line) is run into an appliance, such as a gas fireplace, it should have a grommet or sleeve to protect the CSST from damage from the potentially sharp metal opening. CSST is thin walled (0.010") so it doesn't take too much vibration and a burr in the opening to damage the gas line and potentially lead to a gas leak. #csst #gasleak #plumbinginspection #winhomeinspection #homebuyer #fireplace #homemaintenance #homeinspector

Fire Prevention Month tip #29: When checking into a hotel room, it is suggested that you determine where the two closest exits are compared to your room location. These are most often posted on the inside of hotel room doors. Most hotel room windows don’t open, so finding the quickest exit method may mean the difference in getting out in case of an emergency. #firepreventionmonth #firesafety #hotelsafety #winhomeinspection #vacation

Fire Prevention Month tip #28: There are two different types of smoke detectors: photo-electric ("P") and ionization ("I"). Each type has characteristics that makes it better at detecting certain types of fires over the other type. For best protection, separate individual ionization and photo-electric smoke detectors (not the combination units) should be installed in all homes. Smoke detectors should be replaced every 10 years.
