Karma is a funny thing, especially when it comes to credit. One of the things that can trip up your home buying dreams the quickest isn’t a lack of homes to buy, it’s credit issues. Places like Credit Karma, your bank, your credit card company that give you your FICO score are actually giving you a score. It’s just not the same score mortgage lenders are required to use and in many cases what you think is your real FICO scores is 40-60 points HIGHER than the one a mortgage... lender has to use . Why does that matter? Well, if you think your credit score is 670 and it’s really 610 that’s a challenge that either increases the cost of your loan via a higher interest rate, or might even make you miss the home you wanted while you have to step back and work on fixing it, as anything less than a 640 is a challenge to get a good mortgage with. Why the difference in scores? Because that’s what the 3 credit reporting companies do, they issue different scores for different buying purposes. Never sharing their secrets unless you pay them. Evil? Wrong? Eh, maybe. But really, it’s just their business model. There are many ways credit reports can be inaccurate, and it’s surprising just how many times people think their credit is just fine, and find out they were wrong when it’s time to buy. There are things they never knew were holding them back or simply inaccurate on many people’s credit reports. Having something inaccurate on your credit report can be fixed, but sometimes it takes 30, 60 or even 90 days to get it done. So how do you protect yourself? That’s easy. Start early. Now. If you are thinking about buying 6 months- 1 year out, let’s get together now and make sure you’re seeing your real score from a real lender.
