Real Estate-crazy times for buyers Published on April 12, 2021 Status is online... Gary Risler Good morning I hope you had an enjoyable weekend. I’m not sure about you but this weekend was another ground hog day for offers, psychology for buyers as we navigate this incredibly difficult real estate market. First we can’t make the offer contingent on the sale of your current property. You sell your home. You are happy about the over asking price, contingency waivers, no inspections, etc. The reality is that you are now on the other side of the transaction and now the anxiety of being homeless within 60 days becomes your personal quagmire. Each week you gather intel, review recent sales, review local schools, any new construction for roads, do reconnaissance, drive the neighborhood, talk to neighbors on the down low, make your plan, find a family member that will gift you the $50K over asking price funds needed on your buyers financial information form and get ready. However, you are #18 to see the house, the seller cut off accepting offers at #34 and the winning bid was, no contingencies at $110K over asking price (actual real weekend situation of one my buyers-not to mention he and wife flew over 3000 miles, rented a car and hotel). Just want you to know I am still providing residential mortgage financing. Keep me top of mind. I am currently providing multiple fee sheets and prequalification in the outside chance we win the house bid! My personal suggestion, and remember I get paid by commission only. This means, if I don't close a loan I don't get paid (realtors included). According to the CFPB, my time and expertise is of no value since I can't charge a fee, as a doctor, attorney, architect, etc. Buyers, wait if you can to make that purchase. A purchase in excess of value will leave you owing more for your home. There will be a down turn, home values will not always increase. An employment issue, whether job loss or reduction in income, illness, pandemic or some other calamity could result in a foreclosure or sale below mortgage balance. As a buyer it's time to cool the buying frenzy to return to some normalcy. Yes, rates may increase but will be offset by a lower acquisition price. This is not nascent. The real estate market has experienced this in previous years that some folks are still suffering the effects. This is an obsequious market that requires vigilance from the buyers. Home buying becomes emotional when in essence it needs to be much more pragmatic. Some folks won't like my opinion. However, I share this because I truly care about human beings, their financial and emotions well being. It's not always about the money! Gary Risler
